About the Role
Our client, a well-established organization within the residential real estate and affordable housing industry, is seeking an Assistant Property Manager to support the daily operations of a multifamily community. This role plays a key part in maintaining strong occupancy levels, ensuring compliance with affordable housing programs, and delivering a high-quality resident experience. Working closely with onsite leadership, the Assistant Property Manager will contribute to leasing efforts, regulatory compliance, and overall property performance.
Job Description
The Assistant Property Manager will support all aspects of property operations, including leasing, compliance administration, resident relations, and general site management. This individual will serve as a key point of contact for prospective and current residents while ensuring adherence to federal, state, and local housing regulations.
- Conduct property tours and present available units to prospective residents
- Manage incoming inquiries (phone, email, walk-in) and track leasing leads with timely follow-up
- Process rental applications, prepare lease agreements, and coordinate move-ins
- Maintain waitlists and support occupancy and marketing initiatives
- Assist with lease-up activities to meet occupancy goals
- Support compliance with HUD, Section 8, and other affordable housing programs
- Assist with resident certifications, recertifications, and documentation (initial, interim, annual)
- Prepare and maintain compliance-related paperwork, including lease renewals and HAP documentation
- Maintain accurate resident files for audits and reporting requirements
- Coordinate unit inspections and ensure compliance with occupancy standards
- Provide responsive, professional customer service to residents and prospects
- Address and help resolve resident concerns in a timely manner
- Support resident engagement and retention initiatives
- Enforce lease terms and community policies in partnership with management
- Assist with reporting, recordkeeping, and administrative functions
- Maintain organized and accurate property documentation
- Coordinate with maintenance and internal teams to support daily operations
- Monitor compliance deadlines and reporting requirements
- Provide backup support across the team as needed
Required Qualifications
- High school diploma or equivalent
- 2–3 years of experience in property management, leasing, or affordable housing
- Experience working with HUD, project - based Section 8, or tax credit (LIHTC) programs
- Working knowledge of affordable housing compliance requirements
- Strong customer service and interpersonal skills
- Excellent organizational skills and attention to detail
- Ability to manage multiple priorities in a fast-paced environment
- Proficiency with general computer systems and property management software
- Ability to work both independently and collaboratively within a team
- Experience with property management systems such as Yardi
