Our client, a respected organization in the affordable housing and property management industry, is seeking an Assistant Property Manager to support the daily operations of a residential community in the Stillwater, Minnesota area. This role partners closely with the Property Manager to oversee leasing activities, resident relations, financial administration, compliance programs, and operational performance. The ideal candidate will bring a strong background in affordable housing, excellent organizational skills, and the ability to balance resident service with compliance and financial responsibilities.

Job Description
The Assistant Property Manager supports the Property Manager in the day-to-day management of assigned residential communities. This role assists with property operations, leasing activities, rent collections, affordable housing compliance, resident communications, and reporting functions while helping to maintain high occupancy levels and resident satisfaction.
Key Responsibilities
- Support daily office operations and ensure consistent administrative coverage.
- Assist with implementing workflows, policies, and operational procedures.
- Serve as acting Property Manager when needed.
- Process rent payments and maintain accurate resident ledgers and records.
- Manage delinquency accounts, payment arrangements, and resident notices in accordance with company policies.
- Assist with eviction-related processes and documentation.
- Support monthly financial reporting and property performance tracking.
- Ensure compliance with affordable housing programs, including LIHTC, HUD, and Project-Based Section 8 requirements.
- Process certifications, recertifications, and maintain audit-ready resident files.
- Manage applications, lease agreements, move-ins, and move-outs.
- Support leasing efforts through prospect follow-up, resident communication, and occupancy management.
- Respond to resident inquiries, concerns, and requests while assisting with conflict resolution.
- Prepare and distribute community notices and communications in a timely manner.
- Coordinate with maintenance teams regarding work orders, unit turnovers, and resident service requests.
- Track work order completion and assist with vendor coordination as needed.
- Maintain accurate data and records within property management software systems.
- Monitor and report on occupancy, delinquency, and compliance metrics.
- Support employee training initiatives and reinforce operational standards.
- Assist with special projects and perform additional duties as assigned.
Qualifications
Required Qualifications:
- High school diploma or equivalent.
- 3–5 years of experience in affordable housing property management.
- At least 3 years of experience with HUD Project-Based Section 8 compliance.
- Experience with leasing, rent collection, and resident account management.
- Knowledge of affordable housing regulations, including LIHTC and HUD programs.
- Strong organizational and time management skills.
- Excellent communication and customer service abilities.
- Ability to manage multiple priorities in a fast-paced environment.
- Strong attention to detail, particularly regarding compliance documentation and financial records.
- Ability to work independently and collaboratively within a team environment.
- Proficiency with Microsoft Office applications.
- Experience using Yardi or a similar property management software platform.
- Additional experience with affordable housing compliance programs beyond Section 8 and LIHTC.
- Prior experience assisting with financial reporting and occupancy performance tracking.
- Experience coordinating with maintenance teams, contractors, and vendors.
- Supervisory or team leadership experience within a residential property management environment.
